HDB Flats Reaching MOP in 2022: Appealing West Region Developments You May Want to Consider
This article shares HDB flats in two western regions of Singapore: Jurong West and Bukit Batok that are reaching their 5-year MOP this year (2022)
It is estimated that 8,609 HDB flats located in the West Region will reach their maximum occupancy period (MOP) in 2022. This number is made up of 1,223 flats in Jurong West; 6,884 flats in Bukit Batok; and 502 flats in Clementi. These flats account for a little more than a quarter (27%) of the 31,325 units that are estimated to reach MOP in 2022.
Of significance is the fact that the western region of Singapore happens to be the largest manufacturing centre in the country, which makes it extremely important to the nation’s economy. Several new developments are planned in the West Region, including the Jurong Lake District (JLD) and the Jurong Innovation District (JID). And the Jurong Region Line will soon be completed. Of these, the most exciting project is the JLD. While it will be outside the existing city centre, it promises to be a vibrant commercial centre that will attract businesses, entertainment facilities, recreation, all promoting a sustainable lifestyle.

JURONG WEST
There are a number of developments that might interest you in Jurong West, and Boon Lay View is a good example. It was part of the November 2013 offering and is made up of a total of 310 flats in eight 15-storey blocks. These are a combination of 3-, 4-, and 5-room units plus a number of 3-generation (3Gen standard) flats.
Boon Lay View had approximately 40 resale transactions take place from April through June 2022 with $535,000 being the average price paid for a 4-room unit with 5-room units selling for $649,000 on average.

Boon Lay View is located on Boon Lay Avenue approximately 1.2km from Lakeside MRT station, which is on the East-West Line.

This development is in a well-established residential neighbourhood in close proximity to a variety of amenities, including Boon Lay Shopping Centre, Jurong West Market & Hawker Centre, Boon Lay Community Club, and Boon Lay Place Market & Food Village.
Also, a short distance away residents can enjoy the Jurong Lake Gardens, which is a 90-hectare attraction made up of Lakeside Garden, the Garden Promenade and the Chinese and Japanese Gardens (being redeveloped but should reopen soon). Visitors to these attractions can enjoy cycling and walking trails and there are a variety of activities for children as well as play areas.

There were at least 17 sales that took place from April through June 2022 with records showing that 4-room units sold for $534,000 on average.

Spring Haven @ Jurong is located approximately 1.1km from Lakeside MRT station, which is on the East-West Line.

According to a brochure issued by BTO in 2013, the plot next to Spring Haven @ Jurong is reserved for a high-rise residential project for some time in the future. There are a number of amenities nearby, which include:

Projects that may appeal to buyers in Bukit Batok that have past or are nearing their MOP include Skyline II @ Bukit Batok as well as SkyPeak @ Bukit Batok.
Skyline II @ Bukit Batok was in the March 2012 BTO offering and is made up of three blocks of residential building from 25 to 38 storeys. There are a total of 744 flats with 3, 4, and 5 rooms. There were around 42 sales that took place there from January through June 2022 with 4-room units selling for about $699,000 on average and 5-room units going for around $851,000.
SkyPeak @ Bukit Batok was part of the March 2013 BTO offering and is made up of seven residential high-rise buildings measuring 26 to 40 storeys. There are a total of 1,430 flats with 2, 3, 4, or 5 rooms.

Both these developments are approximately 630m to 760m from Bukit Batok MRT station, which is on the North-South Line. These projects are also one MRT stop from Jurong East, which also offers a number of nice amenities.
