Estimates are that 31,325 flats have already reached or will be reaching their five-year Minimum Occupation Period (MOP) before the end of 2022. This article will cover MOP flats in northern region of Singapore where about 30% of such soon to MOP units are located. There are a total of 9,545 flats available either now or soon enough in the following developments: 

• Yishun (1,882 flats)
• Sembawang (3,962 flats)
• Woodlands (3,701 flats)

One of the most appealing features of the North Region is its numerous parks and recreational areas, including the Sungei Buloh Wetland Reserve, the Khatib Bongsu Flatlands, Sembawang hot springs, the Mandai Wildlife Reserve comprising of Rainforest park, Singapore Zoo, River Safari, Night Safari, and Jurong Bird Park. You will find a nice variety of local farms in the Kranji area, known for its agriculture. With easy access to the Causeway, residents can also enjoy regular visits to Johor Bahru.

Furthermore, Woodlands will one day be an important economic centre in Singapore as there are plans for commercial and industrial buildings, as well as research facilities that will be built over the next 15 years. There are also plans to develop the Seletar Aerospace Park, which will certainly mean more jobs in the north.

Yishun (1,882 flats)

Two MOP developments that homebuyers in Yishun may find appealing are Fern Grove @ Yishun and Park Grove @ Yishun, with 1,294 and 588 flats respectively. Fern Grove was launched for sale in March 2014 and Park Grove in July 2014 BTO exercises.

Connectivity

Neither of these projects are located near an MRT station since it takes about 20 minutes to walk over to the Khatib MRT station, however both projects are filled with amenities, including childcare centres within the estates. Fern Grove has a supermarket, a restaurant, a number of retail stores plus a senior care centre. Other amenities that residents can access nearby are Yishun Park, SAFRA Yishun Country Club, and Wisteria Mall. For healthcare, Yishun Community and Khoo Teck Hospitals are both fairly close.

There are three very appealing MOP developments in Sembawang, which are: EastLace @ Canberra; EastCrown @ Canberra; and EastWave @ Canberra. EastWave, with 714 flats, was launched in the BTO exercise of May 2013, whereas EastLace and EastCrown, with 480 and 1,220 flats respectively, were offered under the BTO exercise of March 2014.

Connectivity

These developments are within walking distance of the Canberra MRT station – North South Line. The average time it would take to get from there to Orchard MRT station is 25 minutes and about 35 minutes to Raffles Place MRT station.

 

Amenities

Canberra Plaza shopping centre has been open since December 2020 and is right next door to the MRT station. Residents go there to enjoy a large variety of retail stores, restaurants, bars, and entertainment in the mall’s 70 commercial units. Also, one MRT stop away you can find more shops, eateries, pubs, and entertainment at Northpoint City in Yishun. If you are a fitness buff who regularly works out you’ll love having the Canberra-Sembawang Park Connecter just steps away along the Sungei Simpang Kiri. This takes you to Sembawang Park as well as a lovely stretch of beach.

There are several developments where MOP is ending in Woodlands, which include: Woodlands Pasture I & II, Admiralty Grove, and Woodlands Glen. Woodlands Pasture I & II were both offered in May 2013 and have 1,018 flats. Admiralty Grove was launched in November 2013 under the BTO exercise, and Woodland Glen was launched in January 2014 as part of the BTO exercise and has 888 flats.

 

Woodlands Glen

Connectivity

Woodlands Glen is located not too far from the Woodlands MRT station, which is on the North-South Line. However, the Woodlands South MRT station, which will be on the Thomson-East Coast Line, is upcoming and will be even closer. 

 

Amenities

This development is only a short distance from Vista Point and Vista Park, and residents enjoy having Sheng Siong supermarket nearby, which is where they buy their necessities. Causeway Point in Woodlands is also nearby, and it has plenty of retail shops as well as restaurants and bars.
