CPF Housing Grants – How Much Can You Get When Buying an Resale HDB Flat?
This article discusses in details the three types of CPF Housing Grant available for HDB resale flat buyers: CPF Housing Grant, Enhanced CPF Housing Grant, and Proximity Housing Grant for families, couples, and singles.
Many resale HDB flat buyers use CPF housing grants they’re eligible for to help fund their home purchase, especially as property prices continue to rise year after year. Each grant has different eligibility requirement, and it is not easy to understand which one and the amount of grant you are eligible for.
There are generally three types of CPF housing grants available for resale HDB flats:

SC-PR couple receives less grant amount however, after the PR has converted into Singapore Citizen, he/she can apply to HDB branch office to get the shortfall.
Half Grants for Couples or Families of which The Other Buyer is a 2nd Timer
As the name suggests, this half grant is intended for couples or families with one 2nd timer applicant.

#2: Enhanced CPF Housing Grant (EHG)
The EHG amount you will receive will be based on the average gross monthly income that you and your fiance/spouse have gotten for all of the months within the 12-month period before the application. Both incomes will be assessed and shall not exceed $9,000/month. First-timer families may qualify for an EHG of up to $80,000, while a couple comprising a first-timer and second-timer may qualify for an EHG (Singles) of up to $40,000.

The grants are credited directly into your CPF Ordinary Account as a form of CPF top-up.
#3: Proximity Housing Grant (PHG)
If you’re looking to live with or near your parents/child, these are the grant amounts you may receive:
- $30,000 to live with your parents/child
- $20,000 to live near your parents/child (within 4km)

Proximity Conditions
- Your parents or married child must be living with you in the resale HDB flat you intend to buy, and they must be included as co-applicants or essential occupiers. The latter refers to those who don’t have ownership of the flat but must remain in the flat application and during the minimum occupation period (MOP).
- Your parents or married child must be living within 4km of the resale HDB flat (also within the MOP) you intend to buy. If they don’t own the property they’re living in, it must be owner-occupied by immediate family members, i.e. child or adopted child, parent(s) or parent(s)-in-law, or siblings
Eligibility Conditions For Singles
If you’re looking to live with or near your parents/child, these are the grant amounts you may receive:
- $15,000 to live with your parents/child
- $10,000 to live near your parents/child (within 4km)

Also, take note: Parents buying their child’s flat will not be eligible for the PHG.

Proximity Conditions
- Your parents or married child must be living with you in the resale HDB flat you intend to buy, and they must be included as co-applicants or essential occupiers. If you’re eligible for all the grants, the maximum grant amount you can get for your resale HDB flat is as follows:
Families buying HDB 4R flats and smaller:
CPF Housing Grant $80,000 + Enhanced CPF Housing Grant $80,000 + Proximity Housing Grant $30,000 = $190,000
Families buying HDB 5R flats and bigger:
CPF Housing Grant $50,000 + Enhanced CPF Housing Grant $80,000 + Proximity Housing Grant $30,000 = $160,000
