20 Condo Developments with Strata-Landed Houses That Foreigners Can Own

This article discusses 20 strata-landed houses in a condominium development each with their own unique layout and features


If you’re an active person looking for a new home, you’re probably coming to the realisation that certain condominium developments don’t offer enough space. Is your only choice to buy a landed house and to forget about having the facilities you want close by? With a landed house you would not only have to handle all the maintenance yourself you would have to pay for it as well. And you definitely don’t want to be stuck with all that responsibility!

So, what are your choices? Keep reading because this article will give you the answers you’re looking for.

People who want a home with plenty of space for kids to play, but also want all the facilities that a condominium project offers can find that in the 20 Condominium developments we describe here, which have Strata Landed houses. These are not private developments with Strata Landed houses but with Apartment status, nor are they Cluster houses. These are in approved developments with Condominium status, which means they have all the facilities you’re looking for. For clarification, read the details below:

If you’re wondering what the difference is between Apartment status and Condominium status, well one major difference is that foreigners can buy Strata Landed houses situated inside an approved Condominium project without having to get any additional approval. Foreigners cannot do that in a development with approved Apartment status.

The Urban Redevelopment Authority (URA) in 2012 saw a growing trend in how many condominium proposals were coming in that were made up of a combination of Strata Landed and Apartments within the same project. So, to bring the manner in which they were then handling Strata Landed housing into alignment, the URA on 2 April 2012 issued a Circular that said they would no longer accord Condominium status to developments made up of Strata Landed houses and Apartment units.

What benefits do Strata Landed houses within approved Condominium developments offer?

  1. Private projects that have Strata Landed houses and have been approved for Condominium status are limited in supply, just like standard Landed houses.
  2. If you buy a Strata Landed house within one these developments and you want to sell it down the road, you will enjoy a larger pool of buyers, including foreigners.
  3. Comparing a Strata Landed house within a Condominium complex with a Cluster house, the Condominium development will likely have more land space to enjoy.

Where are these developments?

1. The Ford @ Holland

To start with, we’ll tell you about a charming development in District 10 – Holland precinct, called The Ford @ Holland. This development consists of 85 units, 10 of which are 4-bedroom Strata Terraces of about 3,294 sq. ft. These 3.5 storey Strata Terraces have a basement area and come with a convenient lift inside the unit, outdoor jacuzzi and rooftop terrace.

If you don’t know what features Landed properties offer, the lift is a major convenience, especially for owners growing older. It provides easy access to all floors, which is important for seniors and those who have difficulty getting around. It’s also a big help when you’re doing laundry, especially if your washing machine is on a different floor than your drying area. The lift also eliminates the need for granny’s bedroom to be on the first floor, so it gives you a lot more living area and space for entertaining guests. 

There is also a small “powder room” on the first floor, which is essential in avoiding the need to go upstairs just to use the toilet. No one wants to be forced to go up and down stairs when they need to use the toilet while in the living room watching TV.

Generally speaking, we like how the Strata Terraces in The Ford @ Holland are laid out, along with the fact that it’s Freehold property. These homes offer a great option for buyers looking for a Landed home in District 10 but want the types of facilities that Condominium developments typically provide. However, given the development’s size, it doesn’t offer as many facilities as you would get in a larger Condominium complex.

However, there is an advantage to having fewer people to share the facilities with. Also, right across the street from Holland Village, you can find lots of things to do. 

2. Verdure

Verdure is also located in the Holland precinct, right on Holland Road. This is a great location because it’s only a little more than a kilometre away from the Botanic Gardens’ Tanglin gate. The homes at Verdure are 2.5-storey Strata Semi-Detached houses. Even though they have one less floor than the homes at The Ford @ Holland, the layout of the floor areas are quite similar.

In fact, the layout shown above is from the most recent transaction of one of Verdure’s six Strata Landed homes. As you can see, it measures slightly over 3,735 sq. ft. You may be curious about why it has more floor space, but fewer floors. Semi-Detached homes tend to be wider, which means they have more floor space per floor than Terraces have. So, you get one more bedroom: one bedroom on the first floor and four bedrooms upstairs.

Since Verdure’s Strata Landed house have only 2.5 storeys, there is no need for a lift. Fortunately, the bedroom downstairs can be granny’s room. These homes also come with two parking spaces and residents are allowed to use the facilities within the Condominium complex. People must really love the Strata Semi-Detached homes in Verdure because the previous sale before the one that occurred in April 2021, was back in 2010. Since there are only six units in this development, it is highly desirable and due to the locale, it’s obvious why owners are reluctant to sell their homes. 

3. D'Leedon

D'Leedon Strata Landed Semi-Detached houses are also located in the Holland Precinct. We were unable to get our hands on their floor plans, so we can’t give you that information. But we can say is that these homes are quite large, measuring 6,695 to 8,708 sq. ft. This much interior floor space is usually found in standard Landed houses on large plots of land, not in Semi-Detached houses. But in looking at the details on the chart above, you can see that these units have a $769 PSF. 

D’Leedon, which is located where Farrer Court once was, is a 99-year Leasehold development with a tenure that began in 2010. The land is 11 years old, but the development is only seven years old since it wasn’t completed until 2014.

In comparing the PSF of homes at d’Leedon with the developments we discussed above, you are getting a 50% discount. But this is largely due to the fact that this is Leasehold property, which will never have the same continuity of value as Freehold property. But because of the amount of interior floor space, the overall value of d’Leedon’s Strata Landed houses still tops the homes in The Ford @ Holland as well as those in Verdure. PSF prices have dropped since the 2018 high, but they have held quite well as a 99-year Leasehold property according to the most recent sale in 2018.

It’s often said that the smallest basis for Landed property would be a 999-year tenure, which really isn’t much different than a Freehold tenure. But since the average PSF for Semi-Detached houses in D10 are at $1,814, if you were to get this much floor space in a standard Semi-Detached home, the PSF would be triple that in d’Leedon. This would also proportionately expand the price quantum as well.

Considering that, you may want to purchase a couple of Landed houses rather than only one. These types of Strata Landed houses come at much lower entry prices for families that need a lot of floor space, like those with two or more generations living under one roof. Likewise, it’s a lot less expensive to have four people sharing a taxi to the same place, than the total cost of each taking a separate taxi. Also, there’s a benefit to a family owning a home in just one member’s name because it allows the other eligible members to buy investment properties under their names.

4. White House Residences

White House Residences is outside the Holland precinct, but still within D10. This is a small exclusive development with a total of 12 units, four of which are Strata Landed homes. Although we don’t have the floor plan, we understand that the Landed units here are Strata Semi-Detached houses and each unit has its own private pool. The other eight residential units share a common swimming pool. You can’t really expect to find another development more exclusive than White House Residences.

Because this is such an exclusive development, we were unable to obtain any transaction information on these units. But in searching a few property websites we found that the Strata Landed units in this development are presently listed from around $13 million to $14 million. They describe having floor space that ranges from 5,985 to 6,469 sq. ft.

White House Residences is located near Stevens MRT station and the Semi-Detached houses up for sale there range in price from $3.5 million to $13 million. The differences in price are due to variations in land size, the built-up area, and their proximity to the closest transport nodes. It is clear that the premium prices listed for the Strata Landed homes in this development are huge thanks to its prime location.

White House Residences is located just opposite Stevens MRT Station, and what makes this even better is that this MRT station has not one, but two MRT lines. One is the Downtown Line, and the other is the Thomson-East Coast Line. It is very rare for a Landed property in Singapore to be so well connected.

5. Bishopsgate Residences

Bishopsgate Residences is located in District 10, just off Chatsworth Road, and is familiar to many. This small 31-unit development only has two Strata Semi-Detached houses and unfortunately, we haven’t been able to get our hands on any floor plans to show you. However, in 2014 a transaction was recorded for one of these houses. The documents reveal that this 6,624 sq. ft. Strata Semi-Detached house sold for $25,814,100, which is around $3,889 PSF.

You can find Bishopsgate Residences in the Chatsworth Park Good Class Bungalow neighbourhood. This is also where three foreign embassies are located. This development is not only in a prime district it is also situated in a highly desirable enclave.

Based on the prices of currently listed properties, the least expensive Semi-Detached home within the enclave is priced at $8 million for a 4,800 sq. ft. build-up on 3,250 sq. ft. of land. The most expensive Good Class Bungalow is priced at $80 million for a 7,000 sq. ft. build-up on 20,000 sq. ft. of land. Keeping things in perspective it seems that these prices are fairly reasonable considering the amount of living space you get within the house.

You’re probably thinking that for this much money, the buyer could have purchased a home anywhere they wanted. This is the point we’re trying to make. Some people prefer to have easy access to all the facilities they want, which means living in a Condominium development.

The truth is that Condominium complexes have security personnel on the premises, which standard Landed housing doesn’t provide. You would have to hire your own security guard if that’s the level of security you need. With just two units currently for sale in Bishopsgate Residences, even if you had all the money in the world, you’d also need some luck to buy one of these highly desirable Strata Semi-Detached homes.

6. Thomson Grand

We’re now going to talk about some options outside of District 10, starting with Thomson Grand. This development is centrally located on Sin Ming Walk, near Upper Thomson Road. Thomson Grand is a great choice for families with young children as it’s adjacent to Peirce Secondary School and only 2km from CHIJ Saint Nicholas Girls’ School and Ai Tong School.

You also have the convenience of the Bright Hill MRT Station on the Thomson-East Coast Line, which is within walking distance from Thomson Grand. Since the development is centrally located, residents can easily get home from wherever they work, play, shop, or visit.

Thomson Grand is made up of 361 units on 20,848 sq. metres of land, so it is a medium-sized Condominium development. And the main benefits of living in a medium-sized development are the number of facilities that you don’t get in smaller developments and of course, the added space.

Some families prefer living in smaller developments, even though they have fewer facilities because those facilities are also shared with fewer people. On the other hand, residents of d’Leedon, a large 1,715-unit development, love living there because the grounds are so spread out that no one feels the least bit crowded. The choice is yours to make but it will largely depend on the availability of units.

The good news is that prices have apparently gone down since the high in 2011. The first Strata Terraces resale transaction in Thomson Grand was for a total of $3,100,000 for a 5,447 sq. ft. unit in District 20, which is quite unusual. Most standard Inter-Terraces are priced around $3 million for a unit that needs extensive repairs and renovation. If you’re not concerned about the leasehold status, Thomson Grand may be something you’d want to consider.

7. Woodhaven

If you’re looking for something a little more affordable, Woodhaven may be a good option. This is a Leasehold Condominium located in District 25 in the area of Woodlands. For families that like living in a more relaxed and secluded environment, but within walking distance of amenities, this might be a great choice. The most recent transaction occurred in October 2020, with the unit selling for $2,600,000. All of Woodhaven’s Strata Terraces are 3.5 storeys with a basement and measure about 3,358 sq. ft., so these are nice sized terraces.

Unfortunately, none of the units at Woodhaven have a lift, so if you don’t like climbing stairs, you can cross this project off your list. However, if you welcome the exercise you may want to consider that one of the largest Master Plan developments is coming to District 25. Woodlands Regional Centre will undoubtedly make Woodlands one of the Key Commercial Hubs in the North. Also, when the Thomson-East Coast Line is completed, connectivity to the area will be greatly improved, and it is now in Phase 2.

Considering what’s planned, it may make sense to act now rather than take a wait and see approach, especially in such a fast-moving market. If living in D25 works for your family, Strata Terraces in this location look promising.

8. The Vision

If you’re lucky enough to find a Strata Terrace for sale in The Vision, it will be a 4.5-storey unit. This includes three levels of living space, a basement, and a wide-open roof terrace. If you prefer a medium-sized development, The Vision qualifies with its 295 units, and 14 of them are Strata Terraces. For District 05, the prices seem quite reasonable. The most recent sale was a $3 million transaction for a 5,005 sq. ft. unit. Since the PSF in D05 is $599, that’s not bad. So, if you are looking to buy in D05 it’s highly unlikely that you would find a unit this large at a better price.

On top of that, the developments surrounding the district will likely raise the barrier of entry when it comes to standard Landed houses. The PSF has held strong over time with some recent transactions even surpassing previous highs during initial years of The Vision.

Unfortunately, the multiple levels in these units will likely be a problem for older family members, and the first floor has no granny’s room, so some will have to pass on this development. But if the layout does work for you and your family, each Strata Terrace comes with a private jacuzzi.

9. The Seawind

 

For those looking for a unit on the East side, The Seawind is located at Lorong M Telok Kurau, in the centre of District 15. This is a medium-sized Condominium development made up of 222 units, of which 23 are Strata Terraces. People who know the area appreciate The Seawind’s proximity to so many amenities.

The Strata Terraces at The Seawind are not equipped with a home lift, but at least they have a granny’s room on the first floor. The most recent transaction was $3,800,000 for a regular 3,348 sq. ft. unit, which sounds fair to us. In today’s market you might be able to buy a 2.5-storey Inter-Terrace in decent condition in the same area.

It’s really up to you whether you prefer all the facilities a Condominium development has to offer, or you would rather live more privately.

10. EuHabitat

Although we can’t get our hands on the floor plans for EuHabitat’s Strata Terraces, we do know that they are each 3.5 storeys, with the basement, and range in size from 3,380 to 3,563 sq. ft.

There have been five recorded transactions during 2020 and 2021 due to ample supply in the development. These sales show an incremental rise in PSF, which bodes well for those looking to sell. The most recent sale was for a 3,380 sq. ft. unit that went for $2,550,000. In our opinion, people in the market for Landed housing will find this price acceptable.

Speaking of Landed housing, in neighbouring District 15 there have been some recent transactions starting at $3 million for Inter-Terraces in need of rebuilding. Therefore, the entry amount for EuHabitat, which is well under $3 million, will continue to attract people who don’t want to spend much more than $2 million. 

11. Hillsta 

Hilsta is located in District 23 just off Choa Chu Kang Road. It is made up of 416 units, 20 of which are Strata Terraces. What is so appealing about this development is its location within walking distance of Bukit Panjang MRT (DT1), making Hillsta conveniently connected to central Singapore.

Bukit Panjang MRT station is the first one on the Downtown Line and since completion it’s been the primary transport node for people living in the area. Residents can now get to Bugis Station in less than 30 minutes and those heading to Downtown Station can get there in just over 30 minutes. More good news is that people who rely on public transport on a daily basis will get first dibs on seats if they take the MRT.

The Strata Terraces within the Hillsta development are 3.5-storey units, each with a private jacuzzi on the rooftop terrace and two parking spaces. Guests can park in open spaces within the development. This benefit is one of the main distinctions between a Strata Landed house situated in a Condominium project and a standard Landed house. Residents that love entertaining do not need to be concerned about parking spaces for their guests or them having to park further away.

The most recent transaction occurred in March 2019 when a 3,229 sq. ft. unit sold for $2,680,000, which is equivalent to about $830 PSF. Prices in Hillsta initially dropped after the development launched. But since then, they’ve recovered and been trending up since 2018. Although there is no way to know how prices in this development will trend, but given the current market $2.6 million seems a reasonable price to pay for a 3,229 sq. ft. Terrace in this location.

For buyers who are not concerned about the Leasehold tenure, Hillsta remains relatively new since it was only completed in 2016. If you’ve been looking for a Strata Terrace and would appreciate first dibs on MRT seats, Hillsta seems like a good bet.

12. Seahill

 

Seahill is located in District 05 in South-Western Singapore and is very similar to The Seawind development, which is right next door on the same West Coast Crescent Road. Seahill is a larger development made up of 338 Condominium units, 18 of which are Strata Terraces. This project also has Oasia West Serviced Apartments within the development, managed by Far East Hospitality. A residential project can be expected to have quite a few facilities for residents to enjoy.

But since Seahill is so much larger than Seawind if you include its Serviced Apartment units, the development has a lot more facilities for residents, which is very appealing to many people. Just counting the water facilities, you have a dozen different areas with not only a 50-metre lap pool, but also a plunge pool, sky pool, spa pool, and more! What more could you ask for? But if all that’s not sufficient, just outside the back gate you will find West Coast Park, which is full of activities that you, your family and friends can enjoy at your leisure. 

The PSF for the Strata Terraces at Seahill have been on the upswing since December 2020, reflecting the current market growth. The Master Plan developments surrounding Seahill, like the Greater Southern Waterfront and Jurong Lake District, will certainly be beneficial and are undoubtedly adding to the enthusiasm for this project.

The most recent transaction was in August 2021 when a 3,474 sq. ft. unit was sold for $3,780,000 or $1,058 PSF. Yes, we know. With that amount of money, you could buy a Freehold Landed property. But would you have 12 pools or even one sky pool? So, who could blame you for wanting to buy a Strata-Landed house at Skyhill?

13. Marine Blue

On the East Coast side of Singapore, you will find Marine Blue, a small Freehold development consisting of 124 units, four of which are Strata Terraces. Each unit is 3.5 storeys with a basement, which is where your private parking spaces are along with your home’s lift. Unfortunately, these units only have three bedrooms, so if you need more Marine Blue is not going to work for you.

The Strata Terraces here range in size from 3,671 to 3,993 sq. ft., so if a three-bedroom unit would suffice, it would be a very spacious home for you and your family. Another benefit is that these units have direct access to the swimming pool from the patio. This way you can keep an eye on your kids while relaxing on your patio. Marine Blue was developed by CapitaLand, which is well known for their array of high-quality residential and commercial properties.

Marine Blue is in a great location, right next to Roxy Square and across from Parkway Parade. If you’re not familiar with the area, Marine Blue is situated just in front of Marine Parade MRT station on the Thomson-East Coast Line.

The last recorded transaction was for a 3,671 sq. ft. unit that sold for $4,500,000 or $1,226 PSF. We are noticing that Freehold Semi-Detached houses in move-in condition seem to be selling right now for about $4 million in District 15. But if you need more space and actually prefer to own the land instead of sharing ownership, a standard Landed house would be your best bet.

But the truth is that there is no Landed housing as conveniently located as the Strata Terraces here in Marine Blue, or even in District 15. This is especially true if you are looking for a generous amount of floor space. Considering the Freehold tenure, buying a unit in this development might prove to be a good investment due to planned developments in this area.

14. Archipelago

If you prefer living in a quieter environment, away from the frenzy of the city, Archipelago could be a great option as it’s located right near Bedok Reservoir. This is a 99-year Leasehold property on Bedok Reservoir Road, which is within walking distance of Bedok North MRT station.

If you’re a nature lover, you’ll enjoy living in close proximity to two parks, Bedok Town Park and Bedok Reservoir Park. Archipelago is nowhere near the hustle and bustle of Bedok, but you would still have the convenience of shopping at the HDB shophouses situated next to the development. This gives you the amenities you need without the hassle of living in a heavily populated environment.

The average PSF in Archipelago has been trending upward since January 2019. The latest transaction in the development shows a 4,402 sq. ft. unit selling for $3,088,000 or about $701 PSF. This project sits on a large plot of land, measuring more than 687,000 sq. ft., which tells you that there are plenty of facilities on the premises for you and your family to enjoy. 

What’s nice about Archipelago is that the standard residential blocks here are just five storeys high, so you wouldn’t feel trapped by towering blocks surrounding you, like other developments with buildings 20 storeys high. This also allows plenty of natural sunlight to shine into your unit. With Paya Lebar Airbase being moved, we believe Leasehold properties in this location will maintain their value with all the upcoming developments. 

15. eCO

Another option in the centre of Bedok would be eCO. This is a 99-year Leasehold project that was completed in 2017. This development sits on a large plot of land and has 748 residential units, 34 of which are Strata Terraces. What’s great about these units is that they have five bedrooms, so are perfect for large families.

What’s not so great is that these units don’t have a lift inside, but they do have a first-floor bedroom, which works well if you have an older family member and/or one with mobility problems. Each house has a basement that serves as a utility room and home shelter. The basement is also where your two parking spaces are located. There are private jacuzzies on each unit’s roof terrace, which the occupant of bedroom five can enjoy on nights under the stars.

The latest transaction for eCO was the sale of a 3,423 sq. ft. unit that went for $3,390,000 or $990 PSF. But who knows how relevant these figures are today? This transaction occurred in 2017. Therefore, we cannot draw any inference that would pertain to current trends. However, considering the locale, the Master Plan developments in the area are expected to fairly support these prices.

16. Kovan Regency

 

The Kovan Regency 99-year Leasehold development is situated within the Kovan Landed enclave. It is made up of 393 homes, 15 of which are Strata. We were unable to find any recent Strata Terrace transactions in the development. However, in December 2018 a unit was resold, which was the first in the marketplace. This 3,886 sq. ft. home was sold for $2,980,000 or $767 PSF.

The reason people may not be rushing to resell their units here could be because this is such a convenient location. Kovan Regency is just opposite a whole range of cafes, and it is within walking distance of Heartland Mall where the Market is, as well as Hawker Centre.

Also, the Kovan Regency Strata Terraces have had lifts installed, which literally future proofs the units. These units are 4.5 storeys including the basement, so these lifts are essential. Each unit has a master bedroom, a junior master bedroom, which is unusual, and two other bedrooms. So, a large family should be very comfortable living here in a Strata Terrace.

With so many Landed houses throughout District 19, you may find it hard to decide between a Strata Terrace in this development or a standard Landed house. But if you happen to love entertaining guests, you’ll need to consider how crowded the parking can get in this neighbourhood, a problem that may not be as severe at Kovan Regency.

17. Eight Riversuites

Eight Riversuites was completed in 2016 and as it turns out, is among the larger projects with Strata Terraces included in its unit mix. This is an 862-unit development, 19 of which are Strata Terraces. The latest transaction was for a 3,003 sq. ft. unit that sold for $2,120,000 or $706 PSF.

Considering the location of the property along with the size of the home, an amount just over $2 million seems quite reasonable. The benefit of living this close to so many amenities often means that buyers ignore the fact that the 99-year lease on this development is decaying. 

The Strata Terraces at Eight Riversuites have only three bedrooms, a master and two others, so if you need another bedroom, you’ll have to use the existing floor space to somehow squeeze in an extra one or skip this development altogether. But if you only need three bedrooms, this large development has so many types of facilities for you and your family to enjoy, that it should definitely be on your list.

18. Oxley Residences

Because there is so little information available to the public, we could not get our hands on the floor plans of the units at Oxley Residences. We do know that it’s in a prime location, being on Oxley Road and that it only has 17 units, and five of them are Strata Terraces.

The most recent transaction occurred in June 2021, in which a 6,856 sq. ft. unit sold for $11,800,000 or $1,724 PSF. The truth is that for this amount of money the buyer had plenty of choices in other developments or could have purchases a standard Landed house.

However, some people have a strong preference for a certain area and even a particular address. The reality is that Oxley Road is so short that there are very few residential homes available along this prime stretch of land. So, when buyers cannot find a standard Landed house in this location, some will turn to this development. The units here are just as spacious as a Landed house, but easier to buy as there are simply more available.

19. Citylights

If you don’t think Strata Landed houses are unique enough, you may like a Conserved Strata Landed Terrace more. Citylights has 11 Strata Landed Terraces with Conservation status. These very unique homes are situated in the heart of the development and can be seen from the entrance. Each of these units has a spiral staircase at the back, which gives those living there another way to access the upper level.

The most recent transaction was the $4,600,000 sale of a 3,638 sq. ft. Strata Terrace, which comes out to around $1,264 PSF. Based on this amount of money, we were able to find a Landed house nearly the same size and style in other locations, such as in Joo Chiat.

However, considering the location and the number of amenities available to residents, we believe that this is a reasonable price to pay for entry. For this amount of living space, along with the convenience of being right next to the MRT station and having all these Condominium grade facilities is quite hard to find. In fact, there are some large penthouses that don’t even have this much floor space.

For those of you who appreciate the unique cultural heritage of these types of homes, it’s important to know that it may be very difficult to find one for sale. So, even if you can afford the price, this doesn’t mean you’ll be able to buy one. These types of Strata Terraces are rarely found in a district where there are very few Landed houses.

20. Paterson Residence

Paterson Residence is, as you would expect, located on Paterson Road, in a very exclusive neighbourhood in District 09. What makes this such a desirable location is that it is within walking distance of ION Orchard, a very popular shopping mall. In fact, Orchard Road is well known for being a prime shopping area.

One of the best features of the Strata Terraces at Paterson Residence is that the basements in these units lead directly to the private parking lots of residents. Another very unique feature of these units is that they allow residents to access the pool right from their patio. This allows parents to watch their children while they entertain or relax on their patio.

The latest transaction at Paterson Residence occurred in May 2021. It was the $7,100,000 sale of a 3,842 sq. ft. unit, which is around $1,848 PSF. Considering the location along with the surrounding developments, the odds of finding another unit of this size at this price would be nearly impossible.

Odds are that you will find something either too small or too large, so it won’t be what you really want. The freehold tenure of the Strata Terraces at Paterson Residence is just as good as what you’d get with a standard Landed home where you and many generations to follow could live.
