The most prominent private housing areas of District 11 are found in Novena and Newton with a lot of exclusive residential developments. Residents here are in close proximity to Dunearn where there are excellent educational opportunities at institutions like Anglo-Chinese School, Chinese High School, Hwa Chong Junior College and Singapore Chinese Girls’ School. 

District 11 also offers residents a broad range of places to worship that reflects Singapore’s cultural diversity, which includes Bethlehem Bible Presbyterian Church, Kuan Yin Temple, Phor Beng See Temple, and The Korean Church in Singapore. The area also includes some prominent commercial buildings like Raffles Town Club and the Copthorne Orchid Hotel. 

In recent years there’s been an influx of development, including a flourishing business area, which has attracted a significant number of property investors. This has led to a substantial growth in population, creating the need for more residential housing. As a result, a number of condominiums, landed properties and HDB residential areas were built. Among them are Andrew Road Bungalows, which are valued as high as S$13 million, and L’VIV with prices starting at $1,801 psf. 

Novena

The Urban Redevelopment Authority of Singapore oversaw the development of Novena as part of an urban planning project. The Novena Church (a.k.a. the Church of St. Alphonsus) is located here, so they named the buildings, roads and MRT Station after the church. Homes in Novena are priced higher than comparable homes in District 11 due to its prime location and the area’s amenities. 

Property buyers can find a lot of condominiums on the market in Novena, at the Lion Towers and Birmingham Mansions, but they won’t find any HDB flats. Residents enjoy quite a few amenities, like going to Velocity to play sports, scouring Novena Square Shopping Mall for deals, and taking their toddlers and young children to United Square for a full day of fun. 

Newton

Newton is another prominent area in District 11, primarily due to its popular food centres, especially Newton Food Centre. Here you can find a huge variety of tasty local dishes like barbequed chicken wings, oyster omelette, popiah and your choice of seafood.
